Portfolio 1


This project is some renovations that needed to be done a Herschel primary school in Claremont.

The renovations are in differents places in the hall.
First the veranda which is going to become a tuckshop, the previous tuckshop is going to be the sport office, the sport office is going to be the male ablutions, and finally the female ablutions is going to be bigger.

So here is the plan of the hall

I have been at the council, to submit the drawings i did, but there was some documentation which we still need to do.



So while these documentation is in process, i took pictures and went on the site on my own to measure and take pictures of the places where the renovation are going to take place.
It was not simple to take pictures as some of the rooms was small.

After one of a visit the the council, we receaved amendments about another project which is situated in Muizenberg.

Details of stairs was missing, so I did the amendments.

Here is the details of the stairs.

PROGRESS MARK 2
1. Comparing the old and the new regulations, some changes has been made. There is a new part, PART XA : Energy Efficiency and Energy Use in the Built Environment.
PART A19 has changed. Some new rules were added to the previous ones. "Inspection and Assessment Duties".
PART A20 H5 Hospitality - "Occupancy where unrelated persons rent furnished rooms on a transient basis within a dwelling house or domestic residence with sleeping accomodation for not more than 16 persons within a dwelling unit".
2. The architect has an important role in the way where he is the one that ables the client to visualise the idea of their house or any nature of building.There is several ways of permitting the client to visualise their building, by building models, doing 3D drawings.
The architect needs to listen to the clients wishes and try to be in their mind so that an apporpriate design can be done.
It's not all about the design. Site investigation needs to be done so that the client can be at his ease when living in the house. For example, looking where the wind comes from etc. The architect must also ensure the safety of the building.
The architect has the most responsabilities on a building construction. He needs to check if the work is done correctly by the builders on the site.

a) TENDER DOCUMENTS
Tender documents can be text, drawings, published by the client. The client has to contact an architect to design a house or a building. Once the design is done by the architect, the client send out tenders so that contractors can quote. Tenders documents are sort of an invitation. After receiving quotes from different contractors, the client choose the contractor to build the house or building.
b) BILLS OF QUANTITIES
Beforethe construction of a building, a quantity surveyor, which is an independant professional consultant, needs to calculate the cost of the entire construction, from the materials, to the labour and the equipments that will be used during the construction. Bills of quantities are the process of measuring all different kind of work, the calculation of all the costs of the construction. For example, several bricklayers can work differently and use other materials than other bricklayers. They can use more bricks which will cost more.
Bills of quantities are sent to the tenders by the quantity surveyor. They are done for all kind of building even if it is very small, and are published by the Association of South African Quantity Surveyors. It is a "standard system for measuring builders".
Any quantity surveyors that does the bills of quantities of the same building, will produce very similar bills of quantities.
c) SIGNING OF CONTRACTS
Signing of contract is first a proof of agreement, but in certain case, like in the building construction field, contracts are not the same as any other contracts. After the signing of contract with the other party, the employer which is the client, has the right to make changes to the design or add work to the building, otherwise the employer would be placed in a situation where he would have to bargain with the contractor.
When the employer wants changes, the contractor cannot refuse, he is only able to adjust the cost of the project. The bills of quantities is a trusted way of calculating the cost of the changes.
